Making a difference – real estate and beyond

Martin is a wonderful man who I had the honor of meeting when he chose to buy a home near Annapolis. We worked together, and succeeded in getting a wonderful home for his family. One of the most satisfying parts of working in real estate is helping great people live in exceptional homes that support their goals and dreams.

Agua y Luz para Utuado

Agua y Luz para Utuado

Martin sent me an email message last week, that touched my heart. I would like to share his message with you, and invite you to make a contribution, to make a difference for Martin’s friends and family in Puerto Rico.

Here’s what Martin wrote,

In the absence of any communication with my family in Puerto Rico after hurricane Maria, last week I decided to fly to Puerto Rico to find them. I found my family and friends and they are all fine but the country’s infrastructure was completely destroyed. I have to highlight the fact that the island’s infrastructure was destroyed but Puerto Rico wasn’t. Some media outlets are portraying an image of low morale with people basically waiting to die but that is not what I found there. I found people trying to assimilate the depth of the damage caused by the storm but at the same time moving forward and balancing the daily challenges of finding water, food and fuel with efforts to clean our town and restore what was lost. Among all the chaos and destruction I felt uplifted by the fact that I didn’t see anyone depressed or even crying. I found people moving and working hard every day. I saw a lady from our neighborhood working day and night removing mud from her house after it was flooded by the nearby river. The image that stayed with me was that lady removing mud from a flower vase in front of her house, getting it ready for a future when we will have flowers again.

Based on everything that I saw, I consider that my hometown will be without running water and electricity for weeks or even months. Most of the power lines are on the ground and the water supply infrastructure was severely damaged. With a mindset of “think globally, act locally” I’m reaching out to you to help the people of Utuado. Your donations will be used to provide recovery tools including generators (to run at least a refrigerator), water purifiers, solar/dynamo crank radios (batteries are scarce and they don’t have access to the news), solar powered flashlights and solar lighting systems.

The post office opened a few days ago and we can easily ship these items to Utuado.
– Portable 2200-Watts Inverter Generator: $624 + $105 for shipping
– Water Purifier: $59.50 – Radio/Charger Unit: $55.00
– Solar Powered Flashlights: $12.99 – Solar home lights system: $149.99

I don’t have a set goal because any contribution helps. Please help me share this request with as many people as possible.

You may contribute directly to this project, providing vital resources such as water and light for people in Puerto Rico, using the link above.

And, when you refer a client to me in October, then when their home sale or purchase closes, we will send a $250 donation to a charity of their choice, or to Martin’s GoFundMe project.

It’s a seller’s market.  Inventory is low, with just 2.4 months of property on the market.  And, as you may have heard, the Fed has been slowly raising interest rates, and we are facing a debt ceiling issue in a few weeks.  The uncertainty will motivate many savvy buyers to move more quickly than they might have otherwise.

All of which means, we are looking for more sellers, who would like to take advantage of the situation.  Now is the time to get started, in order to complete a move this year.  Who do you know who might be interested in making a move?

If you know someone who is curious what their house would fetch in today’s market, and what else might be available, please introduce us.  I’m happy to help them find that out!

Final numbers for the year will come out in January, and I want to give you the early data now.   It’s a seller’s market.  Inventory is low, with just 3.3 months of property on the market.  And, as you may have heard, the Fed just raised interest rates yesterday.  Local mortgage brokers told me that this has already resulted in increasing mortgage rates and volatility.  The uncertainty will motivate many savvy buyers to move more quickly than they might have otherwise.

All of which means, we are looking for more sellers, who would like to take advantage of the situation.  Now is the time to get started, in order to complete a move next year.  Who do you know who might be interested in making a move?

Overall, the sellers market has further strengthened since last year, with approximately 4 months of inventory, and more homes having sold more quickly.

Of course, conditions differ within sub-markets; each price range and neighborhood differs. For example, in Davidsonville, another high-end area, the market has been quite different.  While the number of houses sold year to date in 2016 was up 14.63% compared to the previous year, the average sold price was down 14.9%.

Now, more than ever, it’s important for home sellers to pay attention the market activity, and employ smart strategy and top talent, in order to make the best sale.

Dealing with the wild and crazy market

The stock market sure has been wild over the last week.  Headlines about major market moves always make me think about where my money is invested, and what to do next.

I’ve talked to some excellent financial planners in the last few days, who are in touch with quite a few people.  I thought they might be busy helping worried clients, and they all said that they only heard from a few. That’s a good sign that they have advised their clients to expect and be ready for market ups and downs, to plan accordingly, and they are weathering the storm.

I’m curious… what’s your take on the market, and what to do about it?

Is it time to refinance any real estate, while the rates are still low?

Is it time to buy or sell something?  Do you want more of your wealth in a hard asset like real estate?  If so, what type?  Or do you want to sell something to be in a stronger financial position?

Do you have a good financial planner to advise you?  If so, would you be willing to introduce us, so that I can expand my network of resources?  If not, I would be happy to refer you to a good one.  It’s important to get the best advice that you possibly can.

And if you want to make any real estate moves, you know who to call, right?  In terms of the local real estate market, showings have been slow in the last few weeks with last-minute vacations and play, and getting the kids back in school.  I expect showings and new listings to pick up now, because for anyone who wants to move this year, it’s time to get going.

Have a great weekend!
