Carlyn Lowery Exceptional Homes Moves to eXp Realty!

I’m excited to announce that I’ve moved my real estate business to another brokerage. In over fifteen years at my prior company, I learned a lot, made loads of friends, and served many clients, at a place that had the best concept in real estate at the time.

My new company is eXp Realty. It was started and built by some of the best people in the industry, and it’s an exciting opportunity. The company now has over 6,000 agents in 46 states, DC, and Canada. More and more of the best agents in the business are moving over.

eXp Realty was just named a Best Place to Work in Glassdoor’s 2018 Employees’ Choice Awards.

This is an opportunity for me to better serve you and the people that you introduce to me, with access to great technology and people. And, it is an opportunity for great agents across the country to enhance their businesses.

If you’d like to know more, please call or write! I’d love to talk to you or anyone you know about the benefits of eXp Realty, and why I made the move.

This move just happened, and I am in the process of moving all of my business systems over to new and better platforms. Please accept my apologies for any glitches during the transition.

Sometimes it works best to talk. So don’t hesitate to call anytime! My direct number remains the same, 443-569-3977.

Annapolis is one of the Best Places to Live in America!

Did you hear that Annapolis just made another list of the top places to live?  This month, Outside Magazine‘s article “The 16 Best Places to Live in America: 2015“, said:

To see Annapolis shine, come on a Wednesday evening in the summer, when the weekly sailboat race draws more than 100 boats to the harbor. After the race, the locals party like, well, sailors. You’ll find crews talking smack over the night’s race footage at the Boatyard Bar and Grill. But you don’t have to sail to get on the water: in the spring, kayakers and paddleboarders float Spa Creek. On land, runners tackle the three-mile trail to the old Navy radio transmission towers on Greenbury Point. With some 39,000 residents, Annapolis is a manageable city. Downtown, you’ll run into midshipmen from the U.S. Naval Academy and students from St. John’s College discussing Kant at City Dock Coffee.

While it’s not cheap, you can buy a home with bay views for under $400,000, and jobs—many in tourism and the military—are plentiful. It can get touristy on peak weekends, but locals know to head for Wild Country Seafood, in an alley behind a maritime museum. They’ll share picnic tables and tuck into platters of Maryland blue crab, freshly caught that morning by the father-son duo who run the joint.

Nice article!  And I do love living in Annapolis, and enjoying those great spots.  I’m not sure they consulted a local Realtor about housing, though.  If you know of a nice home with bay views for $400,000, let me know and I’ll introduce you to buyers!  (Right now, a fabulous Annapolis waterfront cottage with views and a dock is available for $630,000!)

Waterfront Living in Annapolis? What your Realtor wants you to knowLast summer, I wrote an article titled “Waterfront Living in Annapolis? What your Realtor Wants You to Know” to help people thinking of buying on the water.  Please feel free to share it with friends, and let me know your thoughts!

Have a great weekend!

Anne Arundel County Real Estate Market and Events in Annapolis

The real estate market is starting this year strong in Anne Arundel County, with lots of action in between snowstorms!  In January, 649 homes went under contract, which is more than any January in the last 10 years!  And I’m happy to say that the Glen Burnie home that I wrote about last week has already gone under contract (with multiple offers), and a Davidsonville home that we sold on a lease-option last year closed in February.  We recently helped other wonderful buyers find homes and investment property in Howard County (Ellicott City and Columbia).

Right now I am working with buyers who are looking for

  • a waterfront home on Spa Creek or Back Creek
  • a house in Davidsonville
  • a house where the owners are tired of managing it and would sell on a lease-option or take payments over time

Pickings are slim in the MLS.  Do you know anyone who might be able to help me out with these?

And in other news…. How would you like to improve these cold winter days with toasty, tasty pies?  My friend Ken Haedrich at The Pie Academy was just interviewed by USA Today for today’s article “10Best: Places to get a sweet slice of American pie.”  One of his top ten pie shops, Dangerously Delicious Pies, is here in Baltimore.  I’m gonna have to check it out.  You can learn the ins and outs of pie making at Ken’s comprehensive web site ThePieAcademy.com

How about an opportunity to give locally, supporting people who are short on food? Join the folks at Revolution Annapolis for the Grocery Store Buyout on March 22.  Let me know if you can join me and help empty the shelves at Shoppers Food Warehouse!

RevolutionGroceryStoreBuyout

And, my friend Evan Koslow, a family law attorney, is hosting a Lunch ‘N’ Learn on “Financial Strategies for your Family” on Saturday March 14th.  I’ll be on a panel with a financial planner and an estate attorney.  Would you like to join us?  You can find more details and register for this free seminar at http://www.koslowlawfirm.com/March14.shtml

Annapolis Mayor Michael Pantelides invites the public to the Annapolis July 4th parade and firework display on Friday, July 4th.  The parade will begin at 6:30 p.m. at Amos Garret Boulevard and proceed down West Street, around Church Circle, and down Main Street.

Following the parade, the United States Naval Academy Concert Band will perform a public concert at Susan Campbell Park around 8 p.m.

The fireworks show will begin at approximately 9:15 p.m. The fireworks display will be launched from a barge in the Annapolis Harbor and can be viewed from many locations around the Harbor.  For questions about boat restrictions during the fireworks, contact the City Harbormaster’s Office at 410-263-7973.5-FourthOfJuly-Annapolis-Maryland-21401

For those viewing the fireworks from land, Susan Campbell Park has a fantastic view, but it is also the most crowded.  Views from Main Street and the Harbormaster’s Building area will be partially obstructed. Suggested viewing areas are public spaces northeast of the Severn River or any of the street-end parks facing Spa Creek.

Spa Creek Bridge will be closed to traffic beginning at 9:00 p.m. to create a spectator pier overlook offering an unobstructed view of the fireworks.

The closer you get to downtown the harder it will be to find parking and the harder it is to get out after the celebration. Park at Park Place or Knighton Garage and take the Circulator trolley to City Dock. The trolley stops at the garages and runs from 8:30 a.m. to midnight.  An added bonus is both garages are on the parade route! The trolley is free from the garages, but not from the Navy-Marine Crop Memorial Stadium. That shuttle will run from 4 p.m. to midnight with a fare of $2.00 each way or $4.00 for an all day pass. Naval Academy Commissioning Week

Next week is commissioning week at the US Naval Academy so Annapolis will be humming with activity and visitors.

And the great news is that the Blue Angels are returning!  I love their air shows –  it’s so awe-striking when those jets fly overhead, and the skill of the Navy pilots is amazing.

The rehearsal will be Tuesday afternoon at around 2, and the show Wednesday at 2.  Would you like to join me for the rehearsal?  It’s a fun insider event; the locals know to watch this one and beat the crowds.

And, since this is a real estate blog, if you want the insider scoop on Annapolis real estate, ask me about that!  Lots of listings are coming up and not yet on the market; sometimes homes are selling before they are listed.  You can see one in the post before this one, that is getting ready to go into the MLS, and may sell first.

Have you ever pondered what the Average Life Expectancy is for your Appliances and other Home Systems?

f1Annapolis, Maryland – Having worked with thousands of Buyers and Sellers here in the Annapolis Real Estate market, I know first hand that many first-time home buyers are so excited to realize their dreams of home ownership that they often overlook the many small details of owning their home. These details can at times be costly, especially if you have not familiarized yourself with all of the things in your home that will need replacing at some point. The following is an estimated guide of how many years each appliance or home system will perform for you in your home.

Roofs: Selvage or Asphalt Roll last 12 to 20 years, Wood Shake and Shingle last 15 to 20 years, Asphalt lasts 15 to 20 years, Fiberglass lasts 15 to 20 years, Asbestos Shingle lasts 30 to 50 years and Slate lasts an amazing 40 to 75 years.

Plumbing: Gas Hot Water Heaters last 8 to 12 years, Electric Hot Water Heaters last 10 to 15 years, Private disposal systems such as Septic Tanks last from 15 to 25 years and Galvanized Water Pipes last 30 to 50 years.

Heating and Air Conditioning: Warm Air Furnaces last 8 to 12 years, Heat Pumps last 8 to 12 years, Air Conditioning Compressors last 8 to 15 years, Gas Chillers last 8 to 15 years and Hot Water Boilers last 30 to 50 years.

Gutters and Downspouts: Galvanized Gutters and Downspouts last 15 to 20 years, while Copper Gutters and Downspouts will last a lifetime, provided that the home is well-maintained.

Appliances: Dishwashers can last anywhere from 5 to 12 years, Disposals last 5 to 12 years, Washers and Dryers last 8 to 12 years, Water Heaters last 8 to 12 years, Refrigerators last between 15 to 20 years and finally, Stoves can last anywhere from between 15 to 20 years.

Of course, when any of these systems are well constructed you may expect that they could last a long time, closer to the upper end of these estimates. Make sure to take a close look at the construction of these systems when we are viewing potential future homes for you to purchase here in Annapolis, Maryland.
