Anne Arundel County Real Estate Market Statistics September 2014

In Anne Arundel County, the real estate statistics through September 2014 show that this year’s sales have been stronger than last year’s, with 4.39% more homes sold (a total of 5164).  Plus, they sold 7.14% faster, with an average of 78 days on market.

Sales of waterfront homes in Annapolis year to date in 2014 were up 1.16% compared to 2013.  Across Anne Arundel County, sales of waterfront homes were down 7.4% compared to the previous year.

In the latter part of this year, sales have slowed, and inventory has been rising.  Last month, 552 sales closed, fewer than the previous September by 5.15%. Listings are up 27.75%, to 3,393, as compared to 2,656 a year ago.

Annapolis Historic District

f1Annapolis, Maryland – The Annapolis Historic District is a beautiful neighborhood in the heart of downtown Annapolis.

Officially titled the Colonial Annapolis Historic District, it was created as a National Historic Landmark in 1965, and it was expanded in 1984.

The Historic Preservation Commission of the City of Annapolis helps safeguard the city’s unique streetscape, broad waterfront, and three centuries of architecture, reviewing applications for development within the historic district.

The Historic Annapolis Foundation also plays a key role in maintaining the character of this community. They worked with the Commission to shape the Annapolis Municipal Code that governs historic preservation, and they also help to ensure that the code and other guidelines are followed.  They review all applications to the Commission, make recommendations, and provide public testimony at hearings.

According to the Maryland Historic Trust directory of National Register Listings in Maryland,

Departing from the grid pattern characteristic of many American towns, the planners of Annapolis adopted a modified baroque plan, first applied by French baroque designers in garden layout, as at Versailles. This influence soon spread to England and was adapted by Christopher Wren and John Evelyn for the rebuilding of London after the 1666 fire. In the accepted planning practice of this style, the highest and most commanding locations were reserved for the State House and St. Anne’s Church. The focal point was a large (528′ diameter) public circle where the State House would stand dominating harbor and town. Nearby was a smaller (340′ diameter) circle set aside for the publicly supported Anglican church. From the two circles a system of radial streets extended outwards toward the edges of town. Those leading directly into State Circle have a pinwheel alignment, so no one is directly on axis with the center of the circle.

U.S. Naval Academy Band Independence Day Concert, Friday, July 4, 2014, 8 p.m. to 9:30 p.m. at Susan B. Campbell Park at City Dock, FREE.

The United States Naval Academy Band, “The Navy’s Oldest and Finest”, will present a free Independence Day concert at the Annapolis City Dock’s Susan B. Campbell Park on Friday, July 4 at 8:00 p.m. The city of Annapolis will launch a spectacular fireworks display immediately following the concert. The Concert Band is comprised of some of the nation’s finest musicians. The ensemble performs a year-round public concert series featuring varied programs of marches, orchestral transcriptions, patriotic music, and class wind band repertoire. All concerts by the Naval Academy Band are free and open to the public with no tickets required. Susan B. Campbell Park is located at 1 Dock Street in Annapolis, MD. Here are further details on the Annapolis 4th of July 2014 Parade and Fireworks, from the City of Annapolis web site:

Annapolis Mayor Michael Pantelides invites the public to the Annapolis July 4th parade and firework display on Friday, July 4th.  The parade will begin at 6:30 p.m. at Amos Garret Boulevard and proceed down West Street, around Church Circle, and down Main Street.

Following the parade, the United States Naval Academy Concert Band will perform a public concert at Susan Campbell Park around 8 p.m.

The fireworks show will begin at approximately 9:15 p.m. The fireworks display will be launched from a barge in the Annapolis Harbor and can be viewed from many locations around the Harbor.  For questions about boat restrictions during the fireworks, contact the City Harbormaster’s Office at 410-263-7973.5-FourthOfJuly-Annapolis-Maryland-21401

For those viewing the fireworks from land, Susan Campbell Park has a fantastic view, but it is also the most crowded.  Views from Main Street and the Harbormaster’s Building area will be partially obstructed. Suggested viewing areas are public spaces northeast of the Severn River or any of the street-end parks facing Spa Creek.

Spa Creek Bridge will be closed to traffic beginning at 9:00 p.m. to create a spectator pier overlook offering an unobstructed view of the fireworks.

The closer you get to downtown the harder it will be to find parking and the harder it is to get out after the celebration. Park at Park Place or Knighton Garage and take the Circulator trolley to City Dock. The trolley stops at the garages and runs from 8:30 a.m. to midnight.  An added bonus is both garages are on the parade route! The trolley is free from the garages, but not from the Navy-Marine Crop Memorial Stadium. That shuttle will run from 4 p.m. to midnight with a fare of $2.00 each way or $4.00 for an all day pass. Children 5 years and under ride free with a paying adult. (Limit of 3 children per paying adult)

Naval Academy Commissioning Week

Next week is commissioning week at the US Naval Academy so Annapolis will be humming with activity and visitors.

And the great news is that the Blue Angels are returning!  I love their air shows –  it’s so awe-striking when those jets fly overhead, and the skill of the Navy pilots is amazing.

The rehearsal will be Tuesday afternoon at around 2, and the show Wednesday at 2.  Would you like to join me for the rehearsal?  It’s a fun insider event; the locals know to watch this one and beat the crowds.
